Researching a Property
Today’s real estate market is quite different before 2006, where most people “blindly” purchased properties comfortably knowing that their property value would go up, which it most definitely did do as expected. Unfortunately, the home buying frenzy went from hot to out of control and easy money turned into big losses. The past couple years as the housing market has learned to adjust and mortgage loan lenders have learned to modify their loan applicant process and standards, its become even more important to do thorough research on the property you want to purchase or sell.
Data Research
A number of real estate listings (i.e. ziprealty.com) provide not only the property listing but the most recent purchase price of a home. This type of information can be quite valuable to buyer to get an idea of the type of discount in today’s housing market. There are other services (i.e. www.datascoutpro.com – although they only specialize in Arkansas property records) that will allow you to delve deeper into the background data of the property and obtain comparable sales, price per square footage of a desired neighborhood, assistance in determining the right selling point for a property and even compare an appraisal against the city and subdivision (click here to see an example in cost). These are just a couple examples, but there are other services that will enable you to make the proper decision in buying a property smart for you.
